Reviews easement documents, survey sketches, construction plans, assessor sheets and maps to define the boundary of easements and properties. Interprets easement documents for location and land rights. Correspond and meet with property owners, easement holders, agencies and utilities to determine the extent of existing land rights or the need for new or additional land rights. Prepares various exhibits and legal descriptions to be used in documents authorizing encroachments and joint uses of land rights. Stays informed of the latest developments in real estate statutes, rules, civil codes and governmental regulations pertaining to land rights. May negotiate acquisition of rights-of-way and other land rights.



A bachelor’s degree is desirable. Requires seven years of related experience. Must have knowledge of real estate principles, related legal practices and procedures, and survey/mapping normally acquired through college level courses or through IRWA. Experience involving any combination of the following: management of distribution and transmission land rights, fee purchase, lease or license management, title examination, survey or legal description writing. Must have good customer service skills. Must have knowledge of real estate statutes, rules, civil codes and local government regulations pertaining to the acquisition or management of rights-of-way, licenses, permits and other land rights. Requires the ability to use the following programs GIS, Outlook, Excel, Archibus, and WORD. Strong analytical ability and good judgment based on experience is required.

A valid California driver’s license is required. California Real Estate license required for acquisitions. Membership in the IRWA is desirable.
